When to call us
If you're self-performing or contracting work out but don't meet state or lender requirements for a licensed builder of record, we can carry the license, oversight, and accountability for your build. Owners also bring us in when a project has lost its original contractor, stalled mid-build, or needs open permits and inspections closed out.
How the engagement works
We audit where the project stands, take over as contractor of record, and put a realistic plan to completion in writing. From there we manage the trades, permitting, and inspections through to a clean, occupied finish — bringing builder-led oversight without displacing the work and relationships already in place.
What it costs
Our typical rate to act as contractor of record is 10% of the project value. That covers management, oversight, and the licensing and accountability that comes with putting our name on the build.
